We’ve all been there, whether as a realtor or photographer. You show up to a new listing, ready to capture it in all its glory, just to discover an unkempt, disorganized, mess of a house. What do you do? Many photographers take pictures of the house ‘as is’ or require a reschedule. Those that are willing to help will often charge an additional fee.
Fortunately this problem has a simple solution, over-communication! I have compiled a list of the most important action items a homeowner can take to ensure their home is ready for images, taken from my own experiences at houses and pulling from other experts on the subject. Talk about this list, share the list in email, and print out a copy to physically hand to your client. It will save you time and headache!
Interiors
1- Clean the house (vacuum, mop, wipe the spaghetti sauce off the wall above the stove…)
2- Turn ON all the lights – more light is better!
3- Make sure all the light bulb’s work – replace burnt out bulbs
4 – Turn off all ceiling fans – big blurry circles don’t make your rooms look bigger
5 – Turn off all screens (TV’s, monitors, etc.)
6 – Open blinds/window treatments
7 – Remove or replace personal photographs
8 – Tidy up and declutter (Make use of any and all storage space, less is more for pictures of your house!)
9 – Remove small floor rugs to reveal actual flooring
Exteriors
1- Close the garage doors
2- Remove cars from driveway and the front of the home
3- Prep the landscaping (mow, trim, remove leaves)
4- Remove toys, balls, sports equipment, etc.
5- Clean and tidy up the porch and/or deck
6- Clean the pool!
7- Hide pool cleaning supplies/vacuum/cleaner hose
8- Turn on any water features
9- Hide those trash cans
